Recent population data shows just how quickly Fulshear has grown.

In 2014, the city had roughly 2,300 residents. By 2023, the population had jumped to nearly 27,000 people, representing an astonishing 1,082% increase.

Even more surprising, recent Census estimates now place the population above 42,000 residents, making Fulshear one of the fastest-growing cities in America.

 

Growth at this scale rarely happens by accident. A combination of master-planned communities, strong school districts, larger homes, and proximity to Houston’s job centers has made Fulshear one of the most desirable places to live in the Houston metro area.

Homes in Cross Creek Ranch typically range from the mid-$400,000s to more than $1 million depending on the size, lot, and builder.

Another rapidly growing community is Jordan Ranch. This neighborhood has become popular because it combines strong amenities with relatively accessible home prices. Jordan Ranch features a large resort-style pool complex with a lazy river, community clubhouse, parks, playgrounds, and miles of walking trails throughout the development. A newly opened H-E-B grocery store nearby has also added convenience for residents. Homes in Jordan Ranch typically begin in the low $400,000s and are zoned to Lamar Consolidated Independent School District.

One of the newest communities gaining attention is Fulshear Lakes, located near FM 1093 and Fulshear Lakes School Road. This 600-acre master-planned development is designed around outdoor living and features multiple lakes, nature trails, fishing areas, and parks throughout the neighborhood. Future plans include a recreation center with a pool, splash pad, and community gathering spaces. Homes in Fulshear Lakes range from the $300,000s into the $800,000s, making it one of the more diverse price points in the area.

 

For buyers seeking a more established neighborhood with a golf-course lifestyle, Weston Lakes offers a unique option in Fulshear. The community is centered around a championship golf course and private country club that hosts dining, social events, and member activities. Mature trees, larger lots, and established homes give Weston Lakes a more traditional neighborhood feel compared to some of the newer developments. Homes in this community typically range from the mid-$500,000s to the high $900,000s and beyond depending on upgrades and location.

Major Commercial Development Coming to Fulshear

Another major reason Fulshear continues to grow is the significant amount of commercial development currently underway.

One project attracting attention is Fulshear Central, a 23-acre mixed-use development located along FM 1093. The project will include retail shops, restaurants, office space, and a central lake with an event green designed to host community gatherings. Developers expect the first businesses to begin opening in early 2026.

Nearby, Fulshear Lakes Marketplace is planned to serve the growing population around the Fulshear Lakes community. The development will bring restaurants, medical offices, wellness services, and other everyday conveniences to the area. Construction is expected to begin in 2025, with openings projected for 2026.

The city is also investing in improvements to Historic Downtown Fulshear, including upgraded streets, wider sidewalks, and additional parking designed to support new restaurants, retail shops, and community events. Plans are also underway for a project called The Track FTX, which could introduce a food-truck park, indoor dining space, live music venue, and outdoor gathering areas.

Perhaps the most significant development in the region is Texas Heritage Marketplace, a massive 165-acre mixed-use project located near I-10 and Texas Heritage Parkway. Once complete, the development will include approximately 750,000 square feet of retail and dining space, medical offices, residential apartments, and a large central green space. Confirmed tenants include Target, EōS Fitness, Escalante’s, Tony C’s Beer Garden, and Kilwins. The first retail openings are expected in late 2026.

 

Projects like these are helping transform the area by adding the shopping, dining, and entertainment options that growing communities need.

Despite its rapid growth, Fulshear has managed to maintain much of its small-town charm. Historic streets, locally owned businesses, and community events continue to give the city a unique personality.

After years of flipping houses, managing renovations, and reviewing hundreds of real-world transactions, I’ve watched the same costly mistakes repeat themselves. Some upgrades feel exciting, luxurious, and impressive—but when it’s time to sell, they turn into serious money pits.

In this guide, I’ll break down the worst home upgrades you’re likely to regret, explain why they perform so poorly, and show you smarter alternatives that protect your home’s value.

Why High-Cost Renovations Often Mean Low ROI

One of the biggest misconceptions homeowners have is assuming that expensive upgrades equal higher resale value. Unfortunately, that’s not how the market works. I closely track national renovation data, including the annual Cost vs. Value Report published by Journal of Light Construction. This report compares what renovations cost versus how much of that cost homeowners actually recoup at resale.

Here’s the harsh reality: High cost does not automatically mean high value.

1. Luxury Additions That Almost Never Pay Off

Large additions—especially luxury primary suites and bathrooms—are among the worst ROI projects homeowners take on. According to recent Cost vs. Value data:

A midrange primary suite addition can cost well over $160,000 and typically recoups only about 35% at resale.

An upscale primary suite addition averages roughly $339,000, with an average resale return of around 24%.

Bathroom additions perform similarly poorly, often returning only 30–35% of their cost.

That means you could spend hundreds of thousands of dollars and recover only a fraction when you sell.

When does adding space make sense? If you plan to stay long-term and the added space improves your daily life, it can absolutely be worth it as a lifestyle decision. But if resale value matters in the next few years, large luxury additions are usually a financial mistake.

Smarter alternative:

Before building outward, explore reconfiguring your existing floor plan. Opening walls, improving flow, or better utilizing current square footage often delivers far better ROI at a lower cost.
